How to Verify a Title Deed in Kenya
A practical due-diligence checklist for confirming ownership, encumbrances and the property described by a Kenyan title document.
A title document is an important starting point, but a safe purchase depends on confirming the current registered owner, the parcel details and any restrictions or interests recorded against the land.
Begin with the original title or lease document and compare every name, parcel number and identification detail with the seller's records. An official search should be obtained through the relevant Ministry of Lands channel or ArdhiSasa where the property is supported.
Use an independent Kenyan property advocate and qualified survey professional. Confirm boundaries on the ground, rates or rent clearance, the seller's authority to transact and whether any consent is required. For a company-owned property, verify the company and the people authorised to sign.
Silverline's Property Passport records what evidence has been provided and reviewed. It does not replace an independent legal search, survey, valuation or professional advice before payment or transfer.
